Per our discussion, information on the building and parking lots at First Ave N and Third Street is attached.
There is development potential for this property. Currently the parking lots have income of approx. $130,000 per year. The
Net Rent is $25 per SF plus Expenses of approx. $2.50 per SF. Expenses will increase as the building is developed.
Percentage rent will be discussed depending on venue and terms of the lease. The sales price is $3,900,000.
