Harry Bella & Rich Kahn , On November 8th It was brought to my attention that Mr. Epstein would like to
reduce the overall energy consumption and reduce costs for Con Edison electric service and Steam supply at
9 east 71st street. The first few days of the project we tried to speak to a Con Edison representative to discuss
rate reduction and we were directed to web sites that explained their billing structure for usage and demand
and energy delivery. I was told by Con Edison that there was no representative or energy audit department
that meets with their customers and that they had eliminated that service 10 years ago. We then down loaded
many pages of information on how Con Edison uses different ratings to bill there customers and found their
explanation very confusing. On November 11 i had a meeting at 9 east 71 st street with Louis Schone Source
One to see if his company was interested in helping our property in reducing energy costs. He stated at that
meeting that Source One was interested in this project and could reduce energy costs 2 to 3% by shopping 9
East 71st electric load to various suppliers. Source One stated more importantly that they felt by conducting a
comprehensive energy assessment to see how 9 east uses its power they can then define the energy
conservation measures that can reduce consumption and recommend up grades to make the property more
efficient. The cost of the Source One survey is $10.000 on 12-06-10 Source one sent a Comprehensive Energy
Assessment proposal. On November 30th I called a meeting with Siemens they are the technology company
that designed the computer control Building management system that controls and operates all the functions
of the HVAC system at the property. On that day I had a meeting with Bradley Rickert account executive and
Stephen Driver Senior energy engineer we discussed system mechanical up grades control BMS upgrades and
automated systems to control demand and the reduction of consumption. I am currently waiting on up grade
proposals and a comprehensive Energy Assessment proposal from their energy engineer. We had also a phone
conference that day with Harry Bella explaining how Con Edison bills their customers and a lesson on demand
charges by Steven Driver. Siemens Energy Assessment Proposal is due on 12/10/10. Today I am going to meet
with AD Winston to discuss mechanical up grades , Chiller , Flat plate free cooling system for winter
operation. On thursday 12/09 /10 I have a meeting with Leonard Powers Steam Control specialist to discuss
better controls for steam hot water system and Steam heating system I will forward all proposals. The
following is a list of contact information Sorce One Louis Schoen 212-612-7600 , Siemens Steven Driver
