Thanks. This will get very public and very nasty very fast. We're going to cease the payment of rent on the ground lease
invoking the defense of the "first to breach doctrine." That, in turn, will put them in monetary default on the wico loan
to bppr. They'll never get the funding for the dock extension and they'll never get the concession they need from us to
build the new docks since they must, by definition, use our riperean rights. It'll be one giant interminable stalemate
which means simply that the status quo will continue to obtain interminably.
