You have no idea how you lifted warren's spirits with your phone call. Think about it, first time in 40 yrs you guys visited

Another subject, I'm going to look around PB for a tear-down house or lot to build on. Not Ocean drive or anything in
your immed area, but a nice lot in a good spot for a modern home with architectural significance. Do you know Calvin
Klein's ex wife, Nancy (not sure) Klein? Her PB home is exactly what I would do. 3000 sq ft or smaller. Anyway, this could
